Size of the roof

Measured in squares, not square feet. A dormered colonial has far more roof than its footprint suggests.

Pitch and complexity

Steep roofs need staging and harnesses. Valleys, dormers, skylights and chimneys each add cut work and flashing.

Stories and access

Where the dumpster can sit, whether the driveway takes a truck, and how far material has to be carried.

Layers already up there

Two layers is double the tear-off and double the disposal. Plenty of Bergen County houses have three.

Condition of the deck

Nobody knows what the plywood looks like until the old roof is off. Soft or rotted sheets get replaced.
